Georgia is an attorney closing state. A licensed Georgia attorney must conduct the closing, which is why every Georgia file we handle is attorney reviewed. Practically, that changes who signs off, not how the transaction feels: we run the search, clear title, prepare the figures and coordinate every party, and the closing attorney conducts the settlement and issues the final documents.
Georgia also uses a security deed rather than a mortgage, and the deed is recorded in the county where the property sits, which matters when a parcel straddles a county line or when a subdivision spans two.
Georgia charges real estate transfer tax at $1.00 for the first $1,000 of consideration and $0.10 for each additional $100, which works out to about $1 per $1,000 of sale price. On a $450,000 home in Gwinnett that is roughly $450. The seller is liable for the transfer tax under state law, though contracts often shift it.
